Dear sir/Madam,

subject: delay in dispersement of loan amount of 15,00,000

I have initiated the process of loan sanction via mr. Srinivas rao, area manager, LIC housing finance limited, j p nagar, bangalore. I have received a confirmation of loan sanction from LIC housing finance limited, 19/19, jeevan sudha, 24th main, ground floor, phase-1, j p nagar bangalore - 560078 on 31st may 2011. Mr srinivas has been very helpful in this regard.

I, my agent (divya jain) and mr. Bindu have visited several time to j p nagar branch from 1st june to 21st june 2011 to follow up this case. I have to request srinivas, shailja, shalini, sudha, bindu, srinivas and many other office staff many times but I dont see any progress. Apart from the payment of loan application rs 6018 I have made many calls, many visits to the j p nagar branch.

Unfortunately to my surprise, I dont see any tangible progress in my loan application dispersement. Ideally it should take only 5 - 7 working days for dispersement of cheque once the loan has been sacntioned. I have only received following excuses from 1st june to 21st june

1. Himanshu your file has been misplaced and some documents has been exchanged with some other client.
2. Himanshu there has been reduction in the staff
3. There has been a new it system for loan dispersement and staff has not been trained on new it system.
4. Himanshu we have have lost the report submitted by engineer
5. The area branch manager has moved from j p nagar branch to residency road branch.
6. Although you have already given ec. You have to produce ec till date.

LIC Housing staff has no respect for customers. They should learn from other housing loan organisation like ICICI Hom Loan who are same interest rate and no hassle. Sorry to know about the customer pain and suffer.

    Dear sir
    My EMI cheque (Axis Bank) of Rs 21681 for the month of May got bounced due to non-financial reason (mismatch of number & figure of amount).So in the month of June it is expected that EMI should be debited 2 times. But to my surprise it is debited 3 times. Ie on 6th, 7th & 13th. I have reported this matter to your officer Mr Nani at Gajuwaka Branch but in vein. On 21st I tried to talk to your Gajuwaka branch head Vijay Shree madam but she refused to talk to me. Then I tried to talk to Hyderabad office but no body lifted phone. So please investigate the matter and refund one EMI to me.

      Dear Sir,
      I am a policy holder of LIC since 2005. And later on I have buy a ULIP plan table No. 188 with policy no.[protected] on[protected] with the ECS monthly mode. Now I have some problem to deposit the premium in ECS mode so I visit the local branch on[protected] to change the mode and approach to Mr. Pawan Pareek, HGA and give him application regarding the necessary changes then he said that go to Mr. S.K. Sharma, AAO he is the person who told you that what to do. I asked him to do so, but he said that If a person opted ECS than he/she will not be able to change the mode till policy end date. I request him that I am not in position to pay the premium through ECS, then he replied that you must close your bank account so It will automatically be closed. I asked him that tell me other option because this is not possible for me to close Bank Account for this problem. Than I request to let me talk with some higher authority who can satisfy me with a proper answer, but he denied and on request he talked to Mr. Ashok Gupta on land line but he is not available on his seat. After requesting again and again he tried to contact him on mobile but after calling on 2-3 times on different mobile numbers Mr. Gupta tell Mr. Sharma that their is no other option, So I request Mr. Sharma to let me talk with Mr. Gupta but Mr. Gupta refused to talk with me.
      Then I approached to Mr. S S Rastogi, Chief Manager of that branch then he told me to talk to Mr. Sarda who was Adm. Officer over their, When I approached him, he was busy on his mobile, after 15 minutes, he ask me, then I request him to sort out my problem, but he said that you must not deposit requisite amount in your bank account on your ECS date, so ECS will be returned and the payment will automatically be stopped. I told him that their will a penalty of Rs. 150 which LIC charges against returning the ECS and bank also charges a penalty of Rs. 250. This is not enough my track record will also affact. so I will not go for it. Then he again busy on his mobile without giving me proper answer.

      Mr. Sharma and Mr. Sarda also told me to surrender the policy then it will automatically closed and all charges will be stopped.


      Now I want to ask you that these responsible persons are suggesting me such irresponsible answers which shows LIC's bad reputation in the market. Now I will also suggest my known, friends and relatives that donot go for LIC's Policies, If then you also go for the same, you are ready to face problems, which will be created by these administrative officers.

      So, I am asking you that, Had I made a mistake to faith on LIC as It shows me that time when the policy was offered me.

      Now, I will through the ball in your court to decide that what is good and bad about it and let me know my questions answer that it will be possible or not to change the payment mode.

              My Loan a/c is [protected] and remiting thru ECS every month. Last few months my EML has increased up to 2000/- aprox wothout any prior information. EMI was fixed as Rs -.16308Now I am paying Rs.17637 from last month.All of a sudden EMI of Rs.17637/- was deducted without any early notice, how will I keep such amount in my Bank. I request you to look into and send me statement to my residential address.

              I appeal the concerned authority not deduct any amount or inrease period without any prior letter in advance.

BALASUBRAMANIAN VISITED TO LIC HOUSING FINANCE LTD ASAF ALI ROAD BRANCH ON 08 JUNE 2011 WITH MY REQUESTED LETTER FOR RELEASE PAYMENT OF 3RD INSTALLMENT AGAINST HOUSING LOAN A/C[protected], FILE NO.31556 AND SUBMITTED THE DOCUMENTS TO MR AMIT AFTER THAT MR AMIT TOLD ME THAT THE PAYMENT WILL MADE IN A 3 TO 4 WORKING DAYS TIME AFTER THAT 15 JUNE 2011 YESTERDAY I AGAINST WENT TO LIC TO CHECK THE STATES OF THE PAYMENT BUT IT NOT READY SO THEY TOLD ME TO CONTACT THE AGENT I IMMEDTELY CALL MY AGENT AND HE WAS THEIR AND HE AND LIC ADVISE ME THAT BY TODAY EVENING 16.00 HRS THEY WILL PROCESS FOR PAYEMTN BUT TODAY 16 JUN 2011 I AM TRYING TO CALL THE LIC OFFICE BUT NO BODY HE ANSWER THE PHONE. I REQUEST YOU KINDLY LOOK INTO THE MATTER AND RESLOVE THE MY CASE.
                This is a round Robin and you will have to bear it for taking a loan with LIC there are crooks sitting above us all. be patient is all i can say. ive gone through this. All they needed was a money to warm their hands inspite making sure that all my papers were dead right.

                        I had taken loan from LIC Housing Finance Ltd., Nagpur Branch for buying flat. I had closed my loan account on 7th February 2011. I was told to collect original documents on 14th May 2011. On 14th May, I went to the office of LICHFL at Nagpur and after waiting for 2 hrs., I was told that my papers have not reached their office. I have been continously following up with the office, but till date, I have not received the original documents. Also, I do not get any response regarding the status of the documents. The only thing I am told is that as soon as the Nagpur office receives the documents, I will be contacted.

                        Please look into the matter to enable me to receive the original documents asap.

                            I agree with Pandit Desai. The guys sitting in DO's Branch Office at Shivaji Road Pune are thugs. I got my SSS money back policy transferred to Mumbai SSS branch to receive my payments due in 2009. But my amazement the Mumbai SSS branch at Santa Cruz is just the same. In spite of 8 months of continuous follow up I am yet to receive the cheque.

                              I took housing loan in name of my wife Dr FARAH KHALIQ (Loan A/C no.[protected], File no[protected] from ASAF ALI ROAD DELHI branch. .Whenever I go to the above branch for part payment of principal amount from my savings I always find resistance for that and work was done after several visits.
                              . Today I visited the branch with all documents for depositing the cheque of Rs. three lacs.Area manager was kind enough to waive the prepayment levy of Rs.6000/- but I could not pay the cheque in back office as office manager (M/O) who has got the authority for final waiving the prepayment levy was absent.
                              I contacted Ms Mamta who was 2nd in command in back office. But she refused to help saying she has no authority and asked to see Mr Manoj in account section but he also refused to help and asked me and others after 5 days on Monday when office Manager will join duty.
                              I am surprised to know that you have no backup to look after the work if someone is absent. You must consider the agony of customer coming to office again and again for small work if you consider Loss of interest on this amount for few days very small amount.
                              From the resistance, I am facing in paying money and getting waiver for prepayment levy, I assume that this is your policy as a deterrent for prepayments.
                              NO PHONE NUMBER OF REGIONAL OFFICE GIVEN ON WEBSITE RESPONDED INSPITE OF CONTINUOUS RINGING.
                              I request you to look in to the matter to make it customer friendly.Please arrange to adjust interest for the delay period.

                                This is for your information that I have given cheque for my EMI for Rs. 11336/- on due date ie. dated 15. April. 2011 againts my house loan account no[protected] for the month of April'2011 which the LICHFL, Pune have deposited on 28.04.2011 to my bank and got cleared.

                                Secondly I have given my next cheque against my EMI for May' 2011 on the next due date for Rs.11336/- which the LICHFL, Pune have accepted but not deposited till date.

                                This is ridiculus as they are not even giving the receipts or acknowledgements of our payments / cheques against such EMIs and when asked they relpy in a arrogant way and are least bother about their duties and customer care.

                                Now LICHFL will ask some axcuses and will charge some penalties to us for the mistakes of their staff. Is this the way they treat their customer? They can see my past tract record in this matter.

                                I am putting forward this compliant to this forum so that the concern senior authorities of LICHFL, Pune must take this matter seriously and initiate necessary action against their staff for negelecting in their duties and cheating customers.

                                If the things are not improving at LICHFL, Pune then I am going to disclose the name of emploee who is misguiding their customer and will ensure that necessary action will be initiated against him for his negligence in work by the senior authorities of LICHFL..

                                      LIC Housing Finance Objectives & Application: -

                                      1.1 Objectives of the Code –

                                      The Code has been adopted by the Board of LIC Housing Finance Ltd.:
                                      1.To promote good & fair practices by setting Minimum Standards in dealing with Customers;
                                      2.To increase Transparency so that the Customers can have better understanding of what they can reasonably expect of the Services;
                                      3.To encourage Market forces, to achieve higher Operating Standards;
                                      4.To promote a fair & cordial relationship between Customer & LICHFL; &
                                      5.To foster confidence in Housing Finance System.


                                      While stated above is the code of conduct/objectives by LIC Housing Finance, On the onset let me tell you I write this with a very minimal expectation that this will be taken note of at the corncerned office(LIC Housing - T Nagar branch).

                                      The Managers ( ?) dealing with the Processing ( from application until approval , staying in contact with the customers) should be taught or given adequate training on '' how to communicate with the customers.", especialy the telephone ettiquettes. Once they get to know if the customer may not have ample sum to apease their hidden costs ( additional charges per say) they try every possible way out to make the approval tough and the time taken for each of the stages in Processing the loan is unbearable . And one would receive a call if there is something in short of the documents, the Processor( manager) will wait for the customer to return the call .

                                      And every time you make a call ...you will be amazed with their sense of dutifulness & their ownership of the responsibilities . The only reply would be : " I am out of town ..give me time, i will check once am back "(1st call ), then " Didnt i tell you am out of town ..with family at a temple.... understand ok " (2nd call,while we keep waiting for the status to inform our builders about the loan to finalise the property)...2 weeks later :: " Am going out next week , will proceed once am back the following week "

                                      My question NOW to them is :: "" Am I a customer to requesting a Loan ( which i repay with my hard earned money ) or am i a debtor asking your money from your ancestoral property ?" .

                                      And i reitrate : all sort o[censored]ncourteous response are (as we believe) not been known by the APPROVERS or their SUPERVISORS.

                                      I intend not to write this except for those very few officials who really create an unhealthy or unpleaseant connect between the Company and the customers. They indeed should be an ethical representative of the company themselves.

                                      Also it was one of the veteran LIC officers ( Mount Road ) who had suggested me to approach this branch. As I duly respect him, i did never think to involve him into these petty dealings. However, i intend to take his support next time with his name and the LIC manager's NAME ( & every executive's name) in my next communication here, if necessary action/communication is not passed after this escalation.

                                      I have also applied housing loan with LIC housing T.nagar, There is no communication made from LIC housing, Only the intermediate agent we need to contact, if they working faster on that our loan get sanctioned otherwise no.

                                      It looks like only agents who can do that, this is the bad culture with LIC housing.
                                      I agree.. LIC Houing Loan services at T Nagar..beg for money from the consumers.
