Godrej Element Hinjewadi -411057, Sales team have Secured booking based on false information and after payment of booking amount when i observed that there was a channel partner involved in my deal which I was not aware and getting 3 % of my deal without my information and Consent wherein they have not given me any discount whatsoever, forced me to write CP name in the Application form . When asked them about the same, they mentioned your lead is generated by that Channel Partner and it is their process and policy where I have never contacted and appointed any Agent for my booking,
I have very bad experience related to Godrej Element. I booked the unit in I2 tower of the said project but on a false Application form which is null and void since the transaction done against the form was cancelled and new application form was never signed for made into picture only for the purpose of forfeiting my amount

Further when i asked for refund of booking amount paid to them then none of the team member is giving proper response and lagging the issue in name of Application form. Also, they do not give timely response to the customer grievances once you pay them.
I would say please check 1000 times before actually signing the application form and give a booking amount . Their booking form is one sided drafted which takes away all rights of a valid customer and using the same they try to pressurized you to continue with your booking

No one from Godrej is contacting me for my refund . I don't have other options than going Legal on them as they have forfeited my 4, 96, 944 Rs without giving any reasons and under which Application form as I have not signed any Application form on 18 Aug 2020 as in the Allotment letter this date is mentioned. Very bad experience with Such a huge Brand.

Godrej Customer care please respond on my complain. We have done the booking thinking that Godrej being big Brand they will take care of customer issues. I initially would like to downgrade to 2 BHK but the way they are behaving I feel very disappointed. It was not expected such behavior from a reputed brand like Godrej Properties. After taking my money no one is responding and listening to me. Sale Person Bharat Ramchandani is cheating to all customer. Multiple consumers like me have been cheated from him with false and inappropriate information just to meet his Targets in pretext of giving Gold vouchers .

Such a shame on a big brand like Godrej
properties who are not even bother to respond on customer issues.I am really requesting to please refund my booking amount . It's been over 1.5 month since I am chasing to get my hard earn money but neither the sales team not the customer care is responding me . They spending lakhs of Rs on Marketing but not ready to return customer money .. VERY VERY BAD EXPERIENCE WITH GODREJ !!!

Godrej properties please refund my 4, 96, 944 rupees secured against Godrej Elements pune I2 802 unit. I repeatedly requesting please refund my money as I have not signed any Application form on 18 Aug 2020 as mentioned in Allotment letter . I don't bind with your terms & conditions. There is no sale deed hence as per RERA sections you cannot keep my money.

Such a worst experience dealing with Godrej . We trapped looking at the big Brand like GODREJ but not expected such behaviour with the customers . Once they get booking amount they behave very badly with customers. Very very bad experience ... Will not suggest anyone to book any flat with Godrej properties...

Worst experience with Godrej Elements Project, finally fighting case against GPL. I am confident to get my hard-earned money from GPL through Honor RERA. I am again requesting GPL to please refund my hard-earned money of 4, 96, 944 Rs..
I have the same experience with Godrej properties.
They did false advertising and asked for booking amount. Afterwards when the facts come to my attention, I asked for refund but they did not agree.
I have already initiated legal actions against them.

You must send them a legal notice for which they will again not respond. Then please initiate RERA complaint as 1st step. As a 2nd step, you can also approach consumer courts.

    No one is contacting me from the Godrej customer care to resolve my issue and they are just sitting on my 5 lakh rupees without any response. My no. is [protected]. please contact me to resolve my issue otherwise i don't have any option to go to Legal authorities to get me relief and get my hard earned money back from GPL.

      My self Swati Nai i have booked one flat in gordrej garden city Ahmadabad which is scheme name Green Glades (C1-1903). i have paid amount of 2, 08, 917/- in Feb-20 but due to corona pandemic situation i cant give much more amount, that is why i have create concern with my relationship manager MR. Abhishek and i explained everything and i request that kindly refund my amount but they said your amount is forfeited.
      2, 08, 917/- amount is not small amount.

        I visited Godrej properties Forest Grove site on 1st September 2020 and booked a flat Tower A4- Unit No 1503 in the subvention scheme of 10: 15: 75. I paid the token amount of INR 50000 and also gave a cheque of INR 480149 both the cheques were realized. On 13th October I requested the sales person Mr. Pankaj to let me know the amount for registration and on 14th October 2020 I received a shock that the price of my flat has now gone up from INR 5705186 to INR 6030000 for no reason. I reasoned with them and with his senior Mr. Prakash but both refused and said the prices have gone up we can't do anything. I have now been told take back ur money or pay extra for the flat. I booked this flat as it is a Godrej properties and now I am being cheated .

          I have invested in a property in Godrej Properties - Forest Groove. I believe that there is some fradulent/misappropriation of funds. The premise of my belief is that I have been persistently following up for a correct statement of account, however time and again I have received statement of account which do not correctly represent the payment made by me. It reflects many debits and credit which do not reflect the amount made by me. In addition I see a line item reflecting refund, which has no base.

          I believe an intimation to the auditors of the company would be the best course of action in addition to filing a complaints with RERA.

            Address: Godrej infinity , keshav nagar, mundhwa, pune.

            I have taken possesion in godrej infinity pune 2 weeks back but still not got payment confirmation of the rs. 70000 paid towards society charges.

            Whenever I try to call the RM, the cellphone is either switched off or gives excuses that it will be done doon.

            Also not recived login details of neighbirm app by which I can get delivery stuff at my doorstep instead everytime we have to walk to main gate for any deliveries.

            Absolutely unprofessional company and disgusting service.

              We have booked a flat #11-01 at Godrej Exquisite Thane, Mumbai on 31 July 2020.There are differences between the approved layout for unit 1101 in Tower 1 and the layout which has been presented to us at the time of booking and it has been agreed.

              Hence, I would like to get back (refund) my token amount of 5 Lacs INR under the context of false advertisement on part of Godrej sales team.

              Attached is the unit layout shared with me at the time of booking and I have highlighted differences between annexure H (approved layout) in this layout at 4 locations. In annexure H, there are enclosed balconies mentioned but in the below layout which was shared with me at time of booking, there are no enclosed balconies.

              We request our refund. I also request this project must be stopped as there is lack of transparency and they are doing false advertisement.

                After so much of chasing with RM, I have still not got the payment receipt of my flat for the society charges paid of rs. 70000/- paid towards society fund.

                Also I have not received neighbirm app login details for which I have to everytime go to main gate to collect my inventory.

                It's been more than a week I have taken possession but still basic services are not given by the builder.

                After so many follow-ups of emails and what's app with various RM of godrej, I am still hopeless and helpless.

                My flat is I'm godrej infinity pune

                Please help to resolve thisatter at the earliest.

                  We have cancelled the flat booking at Godrej forest grove Mamurdi in month of Feb’2020. We also have shared the signed cancellation form along with bank details to refund money.

                  But till date we have not received any amount back. Tried to call Relationship manager assigned ( Ritesh ) multiple times l, but he is not receiving the calls.

                    Sales team of Godrej Properties are using unfair practices to induce consumers to buy flats.
                    They do not disclose the approved layouts intentionally at the point of booking which have also not been disclosed on RERA space for this project. There are significant differences between the approved layouts and their marketing brochures which eventually makes difference in CARPET AREA which is indicated on agreement for sale. Please see attached the difference in layout.
                    In the approved layouts, there exists enclosed balcony area in the middle of living room, kitchen and 2 bedrooms which is not considered a CARPET AREA but part of "EXCLUSIVE AREA" which is normally dedicated for balcony and Utility area only.

                      I have very bad experience related to godrej element hinjewadi project. I booked the unit in j1 tower of the said project based on the floor plan printed on godrej element brochure showed to me by sales team but later on found that floor plan as per approved blue print is different which was shared by crm team.

                      Do not understand how false information is shared with customer for the rera registered project.

                      I have booked a 2bhk flat in godrej hillside2 (Baner mahalunge), in march 2020, paid rs 586181.84 in 3 parts as:
                      1. Adv booking amount : rs 200000 /-
                      2. Express token: rs 100000 /-
                      3. Within 30 days of booking: rs 286181.84 /-

                      Stamp-stamp duty is not paid yet because i have requested for "cancellation" on june 30th, 2020 due to below reasons:
                      1. Godrej properties keeps changing "possession dates every time.
                      At the time of giving"adv booking amount "their sales team confirmed the possession time as"december 2022". But when they sent initial draft it was mentioned as 31st march 2023 and now they have changed to 31st october 2023 and it may get delayed due to covid-19 situation

                      2. I have am also stuck in india due to covid-19 issue only and not sure when i will be able to travel back, which is causing lot of financial issues and the loss of job in"australia". Though i am working here in india currently, my earning is less here.

                      3. Godrej properties is taking advantage of putting name of"rera"every time they want to change"possession date". They are taking advantage in the name of"covid-19"as well, but not giving same benefit to their customers. After explaining my current financial situation they should have given me other late-payment options but they want to charge 5% more on delayed payment.

                      Covid-19 have affected everyone, inducing customers who booked such an expensive properties while they were overseas and now not in a position to take"loan for such a huge amount" because now they cant return to their original job was in overseas country.

                      I want to file a lawsuit against godrej properties and i will be looking for support from many other customers, since they have denied to refund my amount which is rs. 5.86l. They are telling that the entire amount will be forfeited and considered as a cancellation charges. So much unfair.

                        Godrej properties bathroom smells horrible during pick hours. Godrej property are not committal to property owner. Their after sell is horrible.

                        Their Ceiling also leaks in many flats.
                        Even in 1st years of construction I have never seen so many problems.
                        For top floors, Water Pump moter noise is horrible. Even their sewage purifier system is not good. Toilet water smells so much sometimes you feel like it is waste of investment.

                          Same here, godrej 24 Hinjwadi Pune, they were suppose to give us the posession of flat in march2021, it shifted to june 2021 then august 2021 then october 2021. After all this they say that rera date is march 2022.
                          Is it a joke... after all this they say covid situation( only for them not for us ), have patience and last but not least we are trying to help you ( help ? to get our own flat LOL).
                          THE BEST PART
                          IF I WANT TO BUY THE FLAT---THEY WILL CALL US EVERY NOW AND THEN.

                            I paid token amount of 5 Lacs for unit number 1103 in Tower 1 on 29th July after verifying the layout given by the sales team and possession date committed as 30th Sept 2024.
                            Application form was sent for my consent on 31st July where I asked Godrej team to include layout provided to me and possession date was also mentioned as 30th Sept 2024.
                            After 1 week, when I asked for draft copy of agreement for sale and related annexures, I realize that there are differences between floor plan and layout mentioned in annexure H and the layout shared with me before booking. Also, draft of "agreement for sale" mentions possession date as 30 March 2025.

                            Due to the reason of discrepancies between layout shared before booking and approved annexure and non disclosure of new possession date at the time of booking, I am asking for the refund of my amount of 5 Lacs.

                            I have been said on the call that booking amount will be forfeited. In addition, there is pressure created on me to also make further payments by applying interest on the next payment.

                            It has been very unprofessional and unethical behavior on part of Godrej properties. I would expect that customer care department shall intervene and accept their mistake and return the booking amount.

                              I have booked a flat in godrej hillside, baner mahalunge, pune last year sep, 2019 via it's official partner keymansions pvt. Ltd. Post verifying it with sales representative from godrej co-ordinating for further process. The channel partner promised commission, paid post registration of my flat. I got my flat registered in feb, 2020 as per schedule and informed the agent from the channel partner. Since then he is just made this overall process so bitter by mostly not keeping up the committed dates or not responding even after multiple followups. And interestingly the sales person who was co-ordinating is asking not to include godrej in these mails. Highly condemnable act. I have great trust in godrej brand and hats the reason i entertained the channel partner considering they are godrej official partners. I can share the name and contact details of the sales person and the agent along with the mail as evidence. Please help in concluding this as this is mentally torturing.

                                Order no: AR16073 and ordered from godrej aer website but totally very very worst customer support. There is no responsibility in email and calls so I contacted godrej grievance and godrej principal officer email ID but no responsibility. So very very frustrated. Very worst customer support. Finally, I dispatched legal notice to they head office of Mumbai but still no responsibility. This is last warning complaint. Else case will be filed in court. I requested you to kindly refund my money with compensation.

                                  I booked an apartment in godrej properties gfg pune gfg a1 1308. I had paid about 4.25 lakhs for which i also have receipts. Due to the current circumstances, i have cancelled my unit. I was told that there was nothing binding till we actually registered our agreement. We have not done any agreement yet, but i was told that there will no refund policy.

                                  RERA (Real Estate Regulation and Development) Act, 2016 it will enable the homebuyers to exit real estate deals smoothly.
                                  The RERA empowers the homebuyer to cancel an allotment of the apartment booked with a builder at any stage even if there is no default on the part of the developer. It binds the builder to return the money collected from the buyers within 45 days of such cancellation after deducting the booking amount. The booking amount shall be forfeited by the developer.
                                  The Act has clearly stated that the booking amount shall be forfeited and instructed the builder to return the balance amount within 45 days. It has also stipulated that if developer fails to give the possession of the apartment within the stipulated time, the homebuyer can terminate the agreement and is entitled to refund the amount paid with interest in 45 days of such termination on which interest is payable @ Highest Marginal rate of SBI (State Bank of India) plus 2%.
                                  There are various stages for which money is involved for the Allotment of property:
                                  1. Booking amount/Token money
                                  2. Stamp duty
                                  3. Registration charges
                                  4. GST (Goods and Service Tax)
                                  Treatment for refund of money is different in every case.
                                  1. Booking amount/ Token money- It shall be forfeited by the developer in every case as the seller has to suffer losses if the deal has been cancelled by the buyer.
                                  2. Stamp duty- These charges are determined by the State Governments of every state and they differ accordingly. The rules for refund of the stamp duty would vary from state to state.
                                  As per the Indian Stamp Act, 1899 refund of stamp duty can be claimed within 6 months from the stamp duty paid and it will be refunded after deducting 10% of the total stamp duty paid.
                                  3. Registration Charges- When a property gets registered with the Registrar, then along with sale deed and agreement to sale, the buyer has to pay the registration charges for getting its property registered. The amount paid to the Government is non-refundable.
                                  4. GST- When the buyer books an Under-Construction Property, as per the existing laws, the developer levies a GST on the agreement value, at a certain rate. This rate will depend on whether the property falls under the ‘affordable housing’ category or not and also on whether the developer is availing of the GST.
                                  For any reason, if the buyer wants to cancel the booking and thus, surrender his rights over the under-construction property, the builder may agree to refund the booking amount and installments paid, or even agree to pay a higher amount to the buyer, depending on the demand and supply dynamics at that time. The builder will not be entitled to claim any refund with respect to the GST, as he has already rendered services to the buyer

                                    I have cancelled my unit at gfg a1 1308, and submitted to documents for stamp duty refund. It's been over 3 months now. No response on status of the same.

                                    And no response form customer care as well. Can you please check & help on this asap?

                                    I think you should have my booking details as per the Unit allocation GFG A1 1308 & also no response from the Relationship Manager & Godrej Customer center despite multiple follow ups. And Unnecessary got calls from sales department today morning only as soon as you got the complaints details. So stop fulling around & address the refund.
