I have booked flat in godrej 24 on pre launch day, april 28th, 2017 by paying rs. 1, 000, 00 as token amount. As of now there is no agreement or sale deed has been made between me and builder.

Due to personal reasons, when i contacted godrej 24 to cancel my booking, they are saying, there is no refund policy from godrej and entire amount (1 lac) will be forfeited and considered as a cancellation charges.

Please assist to get refund of booking amount.

    Hi,
    I live in usa and purchased a flat in godrej horizon, pune solely based on discussions with sales persons over phone. I wanted to go with an established brand name to avoid any hassles that people usually go through. But, i thoroughly regret my decision of going by reputation now as i have had pathetic experience dealing with godrej team! At one point of time, due to personal situation i was late in making payment and godrej charged me hefty interest of 15% and asked to pay close to rs. 1, 65, 000/- as interest amount. I made arrangement for the payment and cleared all outstanding payment along with full interest charged to me without any hesitation or negotiation. Now, godrej has delayed the delivery of possession by almost 9-10 months while i have made more than 90% of payment already. I asked for applying the same rule of charging the interest for the delay and compensate me back with equivalent amount which comes close to rs. 3, 90, 000/- (@15%/year). But, godrej simply refused to pay the same!
    Instead of paying me this amount back, godrej continued to charge interest on my account (Around rs 60, 000/-) for the outstanding amount (Around 2, 70, 000/-) which is less than what godrej owed me at that time (And still it holds true).
    I have had many discussions with mumbai custom care team and pune team, but they would not honor my request to compensate fairly. Instead they said that the most they could do is to offer me some white goods worth 1, 00, 000/- as a good will and waive 60, 000/- additional interest which they charged on my account while i was trying to resolve this dispute. Later, they came up saying that they will not be able to offer any compensation apart from waiving additional interest of rs. 60, 000/-. I explained them multiple times that there should have not been any interest in my account as they owe me more than what i owe to them. I failed to understand why godrej would not pay me what i am entitled to! Is my demand to compensate with interest applicable for the delay period not valid? I am still not counting the potential rental income loss here otherwise the amount would be even greater.
    I have had so many calls, discussions, email communication, but none of that helped. I am physically not in india and hence i could not complete the registration and agreement formalities (My mistake.. I agree..) for my flat. I feel that godrej is exploiting that part of the situation to get away with the payment as probably legally they are not in problem (My guess). But, that does not change the loss on my part due to delay in possession… i would expect that the way i paid the penalty when i was late, godrej should also follow the rules and accept the penalty. This should be a simple math of calculating how much godrej owes to me applying the interest during the delay period and then check how much i owe to them and figure our the net amount to clear the dispute. But, godrej team would not agree on this!
    Anybody thinking of purchasing at godrej, i would like to caution you and encourage you to do some more research on reviews and experiences other customers have. Big names are not always what they look like!

    I have had many discussions with Godrej Team from Pune and Mumbai both.. After all my discussions Godrej team, they refused to accept penalty for delay in possession. I was simply told that they had discussions internally within Godrej team and decided to only waive 60, 000/- additional interest, and would not accept penalty as per regular rules which were applicable for customer. The argument was that they are not under RERA act but they are under MOFA act... So that allows them to charge penalty to customers for each day of late payment but not accept any penalty when they are late in possession by 9-10 months !! This simply do not make sense.

      We were asked to pay a token amount of inr 1 lac rs to get the priority number to get the preferred unit allotment in the nature plus project. Everyone at godrej was ga ga about getting this amount and never informed us that if we wish to withdraw then this amount will be forfeited. There is no communication from godrej on this which shows the lowest level of transparency they have in their operations. We have never got a copy of the agreement.
      I have to withdraw from this project due to family emergency and godrej in the name of policies is not refunding my money.
      They say that they value their customers but it's a complete false claim. The company which doesn't consider one human's situation is never a customer friendly company. I would request godrej to please consider my request, i am in a bad situation and this money is really important for my family.

      This is in reference to the new great milestone you have achieved and made a demand for payment. I personally visited the site on 11th Feb 2023 in which the following points were observed :-
      1. Exterior Paint only 1 coat is done and that too on the two sides of tower
      2. Railings was tacked in 7th, 8th Floor Balcony for rest of the Flat and were under process for fixing
      3. Interior Painting Work- As you can yourself visualize that only base preparation (Putty work) has been done only
      4. No wiring and electrical switches installed
      5. Flooring boxes are lying and seems to be not sufficient enough for one room even maximum 8 Boxes are laying in one room
      6. Doors- Not a single door is visible in any of your pictures, only one aluminium frame is visible and that to also without Glass

      I don't agree that you are anywhere near to the completion of painting, doors, electrical, flooring regarding the above said demand.

      You have personally shown us the Club House where only Ground Floor shab has been casted, First Floor Roof will take not less than 30 Days for casting and removing of shuttering and finishing will take anothere good 3 months with best of speed and it is very essential part of towers only as nobody can move in with construction work still on of club house also there is no external development of area is complete.

      You are making a fool of your client by extracting money much earlier than the stage you mentioned in your demand letters.

      I like to personally visit again to see my Flat and the tower which you are claiming to be nearly on completion.

        It was told that the annapurna-201 will be handed over on dec' 2015.
        But construction work has not completed till the date.

        Please let me know when it will be handed over without fail. (Exact month & year)

        It is also found that there is no communication from godrej side regarding present status neither in internet nor any communication through mobile.

          I am a flat owner at godrej property electronic city tower l 4 12. Last few days i had been contacting your office for a registration date and there is nobody in the customer care to attend the calls. The operator will just put on hold and nobody will answer the calls even after the holding for 15 minutes. Informed the operator many times then also no response. This is very ridicules and pathetic service from godrej properties. Godrej properties should have a proper customer care centre for bangalore with staff who can handle customers.

          Not getting proper response from Sadhana from Godrej properties ecity project Bangalore R107. She is not clarifying the queries that I may have regarding the property cost sheet and also not providing the documents required for initiating the legal process for bank loan. This is a flat transfer. Please assign a dedicated resource to work with me on getting the transfer completed.

              I did an inspection of my flat on[protected]. I have been told that flat is ready for handover. When I looked at my flat then I found cracks on almost all walls. There were cracks in the tiles, grouting was not done properly, Window was broken etc. (Attached are the images).

              I informed this to the manager prasanna there and he told cracks will come in flats. I immediately told him I am not going to take the flat with cracks in it. Will you buy a torn shirt? No right...How can I take a cracked apartment? Then he informed that all issues will be rectified by[protected]. I did the inspection again on[protected] and none of the issues I had identified had been fixed.

              I am highly disappointed with the brand like Godrej. I took a flat from Godrej though I knew I am paying premium price for that but still I believed in Godrej. If I knew that they will perform like this then I would have gone with a local brand only. I would have saved a lot of money.

              I would request Godrej to fix my flat with all the issues rectified. I don't want to see any cracks or broken tiles in my flat as Mr. Prasanna suggested.

                I had booked a flat in godrej woods city, panvel in the month of november. I want to cancel this booking due to some medical emergency in my family. For cancellation of booking and refund i have contacted to your team several times. But still they have not refunded our booking amount. Godrej team has not informed us about the refund policy and they first swiped the card and then asked us to sign the application and now for refund they are giving excuses about application norms.
                They are misleading to the customers.

                This is my hard earned money and i need it for medical expenditure, hence i can't lose it.
                Please update me about my refund amount.

                  I purchased one flat at godrej prokriti, at sukhchar girja, sodepur, kolkata, few months back. Registration has been done in october2017. Now i am facing several problem during short staying in my flat vindhachal 201 (O block). The sanitarry fittings are just below the standard. The quality is very poor. Even the door stops are also bad quality. The finishing of civil work at kitchen, at dinning room, bed room are vey much below the mark as per specification provided earlier. Uneven surface on wall is common. Still the sloping problem persist in kitchen. The property manager did not look after this matter during inspection. The "godrej" is a brand value, however their performance is below the standard.

                  The Godrej properties team have written on my complain " that complain has been resolved." But till date the complain has not been resolved. VERY very poor management. I called the concerned man more than 20 times. But I yet to receive any positive answer from them. Most unfortunate. Plz take care.

                    I have booked a 2bhk regular flat (F1-0603) in godrej24, hinjawadi, pune and paid the booking/ token amount of 1 lakh rupees on 18th feb 2018.
                    Agreement or sale deed is not yet done.

                    Now due to some personal & financial reasons, when i contacted godrej24 to cancel my booking, they are saying that there is no refund policy and entire amount (1 lakh) will be forfeited. I tried other options to continue with the booking, but finally i am unable to continue. So i have requested godrej24 to cancel my booking and refund the amount (1 lakh). Till now they have kept on saying that they cannot refund the amount.

                    Please assist me to get the booking amount refunded.

                      I would like to ask the learned knowledgeable High and Mighty Godrej Properties that if their applications are Agreements, then why are they giving agreements, because their application can be used instead, why are they handing out 2 Agreements to buyers and what is the difference between their Application and their Agreement if they say their application form itself is an agreement, then how can they have agreements without attestation, notari

                      My issue not yet resolved, Godrej provided email I'd, to which in the past all ready mentioned and described the problem and requested for refund, now they are providing the same email I'd in this site as a resolution and calling their issue as resolved, is this some joke, Please resolve the issue if really concerned about the complaint, consumers are suffering

                        I am ankit sawant. I received a call from nishant and informed me about the project. He invited me to the site by committing pick and drop from home. On 26jan2018, i was picked up but for drop, he started making excuses. Not answering calls for at least 30 mins. On complaining, there was one staff who came and said you will have to wait for 2 hours (Smiling) inspite of car availability. Later i booked my own cab, which came in 2mins. This is fraud by godrej. His number and all details available with me. Beware of this cheats. It seems godrej has made by cheating common man.

                        Cancellation of my booking of apartment with refund of the booking amount paid

                        Dear Sir/ Ma'm,

                        It is with immense happiness that we had made a booking of an apartment with Godrej in their project Godrej Emerald on 04.07.2021. The apartment we had selected was 2101 in Tower 4.
                        An amount of Rs. 1 lakh was paid on the same day and an amount of Rs. 4 lakh was transferred on 05.07.2021.
                        It it with deep regret, we put forward the application for cancellation of the apartment, as we are not able to arrange the consolidated amount of Rs. 110 lakh within the stipulated time.
                        About 85% of the total amount has to be arranged by 02.10.2021, for which the sources we had anticipated could not be arranged by the time.

                        So, we humbly put forward our request to cancel the booking with refund of the amount paid till date, ie, Rs. 5 lakh.

                        The details of the payment made has been attached herewith for your reference.

                          A. Delayed project (By 2.5 years from earlier promised completion date)
                          B. Amenities reduced significantly
                          C. Legal issues with the sale deed being offered not (Parking, other amenities are not covered and are open for others to block in future)
                          D. Very poor response to requests of communication (They have taken 90% of money 2 years ago and all the delay and irresponsibility after that)
                          E. Making fresh false committments in meetings, providing false status of completion

                          Help end this situation in an acceptable way.

                          I have written regularly to the local Godrej team at mangalore for details - they keep telling me they don't know details and that they wait for head office to confirm to them.
                          They also gave another point of contact, who very very rarely responds to emails - and when he responds, the details he shares are hardly adequate or precise.

                          If I were to connect with someone, who do I connect with over an email?

                          I have written repeatedly to Anuj (and once again this week too) as he was the person sending us Godrej's formal communication, and was also the person who promised to respond to our queries - why do I not get a response from him?

                            I have paid my last possession amount in june 17, since then i am following from your channel partner to give possession of flat so that i can take the benefit of tax for the fy 17-18 becoz i have opted housing loan from bank,

                            But all my efforts are in vain, nobody giving clear picture despite of my repeated calls to concern person i. E. Sales (Jaspal) and accounts (Murli) from magic info solutions based in defence colony.

                              The company representatives did not show application form and took token money the application read that token was non refundable, the person calling from Godrej on this complaint was in no way a neutral person, kept defending the company and its actions without bothering to listen to actual issue

                              Please note people ask for our contact numbers and call from Godrej properties, saying they are calling to resolve our grievance, but are in no way neutral, and only keep trying to defend their company without considering the actual real issue at hand, we need genuine people to interact with us who are seriously concerned to resolve our grievance

                              The mail I'd provide does not serve any purpose, we have earlier mailed to the mail I'd, somebody who is concerned about solving the grievance need to contact to listen to the problem, blindly defending company reps is not serving any purpose Application was never handed to us and token money was taken, later after taking money, when we enquired of cancellations, quotes from application are being read, how does that serve us? Quotes should have been read before collecting token amount, any common thinking person will call this cheat

                                I have previously made a booking with your godrel air property and would like to cancel it due to some financial condition. My booking unit number is d203 and auth no: 568773. Enclosed with this annexure letter are copied of the booking details and the receipt for your reference dated 28-jan-2018.

                                I planned to buy this property by getting joint loan (Myself & wife). Unfortunately not meeting the financial requirement (Issue with wife job related) recently hence i am not in a situation to move further on this purchase plan.

                                As per your policy, there are no cancellation charges if i cancel in week time prior to the booking date, so i kindly ask you to refund my deposit in full.

                                Please revert back to me and confirm that my booking has been cancelled. I surely welcome a future opportunity to visit your properties and i regret that this has happened as much as you do.

                                I request you to refund my token booking amount which will be helpful to manage my current financial situation.

                                I, puneeth mandaknallikar, am writing this mail to raise my concern regarding pending refund of token money paid against flat booking in godrej air, bangalore project have sent endless emails to customercare. [protected]@godrejproperties.com and made calls to customer care but there has been no response yet.. And this is why now i want to do all my communication through consumer forum. This is now getting worse and godrej team is making me suffer. This is nothing more but a horrifying experience. I just want my money back. Now your team is killing my patience.

                                  I bought property at godrej prakriti wid car parking, but fr a month i ws out of station n after coming back i found my car window glasses was left broken in parking area, when i went on complaining at maintenance office, they replied me its not their duty as they hv less man power n security for this scrutiny to get it done, wn i askd for cctv footage they replied cctv only covers the entry n exist of d cars, so they dont no at all n said its not their responsibility and then they gave m some other number where after complaining multiple times everything in vain, so being a resident after paying for maintenance charges is it not godrej responsibility to look after it, so wats d safety here, such pathetic n horrible service,

                                    I booked with godrej city 3.5 years ago in 2014. I paid 12l as the booking amount.

                                    The project never took off, so i decided to reclaim my money about 6 months ago. The collections team asked for receipts of payments (Which they should have provided in the first place) and several other documents to make the process cumbersome and difficult. However, i managed to procure all said documents and couriered it to their office - which they said they received.

                                    Now it has been 5 months since i am chasing this and i continue to get ignored by godrej properties. There is no reply to my e-mails and when i call the office they keep giving me false assurances that it will be paid.

                                    Not only did godrej fail to provide the possession of the property, but also has been claiming interest off my money since the past 3.5 years. I find it extremely appalling that a consumer has to go through such an experience with the so-called reputed builder.

                                    I will be moving this to court.

                                      Refund of advance booking amount taken before launch and before providing agreement copy as a token through wire transfet

                                      The agent got in touch on call and provided all details by mail and after convincing on location in gurgaon insisted on token amount to hold on to an prlaunch and uncontructed apartment, saying people are waiting in get hold of it, and we need to immediately pay for that last one to avoide from being taken away, no agreementcopywas provided to us at that time, we made the eire transfer of 5 lakh

                                      Later we found that the location distance from main city to be way more than i formed to us and in the outskirts where infrastructure growth is very poor and slow

                                      We requested for refund, but we were then quoted text from agreement copy which was not shown to us at time of taking tbe amount leave alone any mention of it, stating no amount will be refunded, we are struggling to get the refund, please help

                                      Hi please note, the company has received token amount after receiving the token money through bank transaction, informed us of an application form which need to be signed and sent back and send that to us one and half month later,
                                      Please check again the application was not given to us before asking for token amount, we could not go through it or read it and were not given an opportunity to read the form before giving the money, we were denied this opportunity to go through the form .before departing of money from our account
                                      As such request you to take this important point in consideration to understand the perplexed situation we were into

                                      Please also note as company on call informed me that the person interacting with us for the apartment is now blacklisted as they received many complaints against him, so I would like to bring this to the notice of the company that we have suffered due to this and our token amount is with Godrej,
                                      We had also received acknowledgement from Godrej for receiving our amount by bank transaction. As company has also acknowledged on call on this I therefore request Godrej to refund our amount which is with the company since year 2015

                                      Company Godrej was interacting directly with my mother who is 65 years old, 62 years old then, and is retired, I will say my mother is the bread winner . this person who is now blacklisted interacted with her for Godrej and kept insisting her to pay this token money urgently, she paid through her pension savings trusting the name of Godrej and knowing she was paying into Godrej account, not realizing that an important information was being hid from her, she kept asking for all information, but this particular information was kept hidden and made no mention of .
                                      The date of reciving the amount has been written wrongly in company record, though there is proof of the bank transaction date, now that company has blacklisted this person and knows that my mother has been wronged and suffered due to this, I request them to refund and compensate her for her suffering and return back her amount to her

I'd made this card payment of rs. 50000/- in total, on 15th december 2017 & was assured that this token money would be returned in total if i back out (Mentioned in the signed document).
