I (Sreedhar Babu Kanuri) is having a home loan account with loan code no: 00043529. And on 14th November 2018, i received a message saying that RBI has increased interest rate and hence my home loan rate is also increased.

Home loan rates changed in the last 1 year.
1) 8.95% on 13/07/2017.
2) 9.15 % on 11/04/2018.
3) 9.32 % on 11/06/2018.
After paying conversion charges of Rs 2500, interest rate reduced to
4) 8.85 % on 01/07/2018.
Without any intimation again interest rate increased to
5) 8.95 % on 13/07/2017.
6)9.10 % on 10/08/2018.

Now again on 15th Nov 2018. i got a message saying that interest rate increased due to rbi norms.
7) 9.35% on 15/11/2018.

I Just want to understand on what basis interest rates have been changed on 15th Nov 2018. i just need the rbi circular about interest rate increase.

I am asking for the circular of RBI in which interest rate hiked. But they are saying they cannot provide the information.

    Hi, myself nanjegowda, i am not received final disbursement payment from dhfl, i have completed my home construction and also done my house cermany, but still not received final disbursement amount, dhfl people no one responding my problem, these people always says like 1 week, 15 days, month end but still not received, i already informed 2 months back ofter all complition of work, worst customer support,

      I took home loan from dhfl my loan a c no is 00043716 senction on 18.09.2018. During sention they harresh a lot after senction the loan i m waiting by 3 mnths for disbursment of loan amount. Every time when i contact to branch they told me to wait for 2 to 3 days and now i am going to switch my loan to other bank. Service of dhfl is so poor and on complaint company and employs dont take pain

      I will advice to others please dont take any loan from dhfl

        I have taken home loan from dhfl in july 2016 @9.55% from then dhfl charged from sep.2016 to jan 2018 @ 9.45%.in feb.2018 reduced ir 8.85 after my complain after taking conversion charge of rs 2500+450gst. But again increased ir from 11.04.2018 =0.20% i. E. 9.05%
        11.06.2018 =0.17% i. E. 9.22%
        10.08.2018 =0.25% i. E. 9.47% and now
        15.11.2018 =0.25% i. E. 9.72
        This is unjustice for old customer. Dhfl not reduced ir at the time of low interest rate.

          My self Sachin S Vaidya.([protected]) we have taken Housing Loan from DHFL Bandra in the year of 2010 of Rs.12, 50, 000/- & was offered ROI of 8.50 for first year, but to my surprise, DHFL raised it within year and started charging 9.25 & it is almost touching 12.07 as of now..we have contacted branch to get our concern resolved, but it is being refused with no reason...I am paying 13396/- per month EMI for 12, 50, 000/- & the principle amount is being reduced to only 50000/- in 8 years, means still there is 12, 00, 000/- pending as per their records.
          Also they don't provide yearly statement to customer, Unless & until you asked for it.Such pathetic finance company.

            This is in regarding my pending disbursement from last two months. Kindly confirm why my loan disbursement payment nit disbursed.               I have taken home loan from DHFL on 01/08/2018 @ 9.55% per annum. Till today i.e. on 15/11/2018 the rate has been hiked to 10.32%, which is way higher as compared to other private banks, finance company's and government banks. Couple of months before i even tried to switch my home loan to other bank but DHFL didnt provided me necessary documents which is needed to transfer. The home branch too avoiding my request and customer care also. In the market DHFL is well known for back stabbing their customers by charging them highest interest rates. There are so many complaints against them here also. But am not going to stop here only, i will file a case against DHFL to justify their hike of interest rate as compared to market rates. Let me see how they do that.

                    In july-2018 i have applied for home loan from dhfl, branch panvel, app no[protected] and received approval in the month of aug-2018 after that i have submitted all required documents and paid processing fee of rs. 97444 and from same month they have started interest and emis without disbursing loan amount.
                    In the month of sep-2018 due to some internal financial issues they have stopped loans disbursement and due to this my agreement for sale was cancelled and i lost almost 16-17 lacs, please find below details :
                    1. 2 lacs to owner because of non-payment on time
                    2.6.70 stamp duty, registration & agent charges
                    3. 50, 000 franking
                    4. Dhfl asked to take policy against loan of rs 3.40 lacs per year for next 12 years
                    5. 1 lacs processing fee
                    6.1.81 lac two emis
                    7. 31, 272 interest after making cheque
                    8. 10, 000 to agent for agreement for sale cancellation

                    [protected] cheque no.93349 paid to dhfl, axis bank ltd ref no :- 93349 97, 444.00

                    [protected] chq paid check no. 93353 paid to dhfl, axis bank ltd 90, 498.00
                    [protected] chq paid check no. 93354 paid to d h f l, axis bank ltd 90, 498.00

                    Total stamp duty : rs.6, 18, 000/-
                    Registration fee : rs.30, 000/-

                    Clause in the agreement :
                    I) rs.18, 00, 000/- (Rupees eightheen lakhs only) paid by as per receipt attached.
                    Ii) and the balance sum of rs.85, 00, 000/- (Rupees eighty-five lakhs only) shall be paid within 60 days from the date of registration of this agreement on raising loan from any nationalised/co-operative bank/ financial institution.
                    Iii) however, if the purchaser will be unable to pay full and final amount as stipulated period mentioned above then this agreement shall terminated / cancelled with an amount of rs. 2, 00, 000/- will be forfeited, and the purchaser shall return ownership of the said premises as before.
                    In nov-2018 i have asked dhfl to return all original documents because owner has cancelled agreement.

                    Hi,

                    Not able to see your contact number, I am asking one letter from DHFL since last 20 days for stamp duty refund but no one is responding.

                    DHFL has given one letter saying that loan is cancelled as per my request but its cancelled because Financial institution was not able to disburse loan on time and because of that Owner has cancelled agreement.
                    I am just asking to remove " as per my request" words from the letter so that i will get my paid stamp duty but DHFL is denying to provide that letter.

                    What a great reply from DHFL and after that no response... pl refer trails mails from DHFL
                    They dont want to take any action against there employees, just want to frustrate customers.
                    Now bank is taking 10% interest we are asking our amount back with same rate of interest after that no response from anyone.

                    Its cancelled by my request, I have not given any application for cancellation.
                    DHFL was not able to disburse loan within two months after agreement and because of that reason owner has cancelled agreement and asked original documents back which has given back by DHFL over call not by mail or any application.

                    Dear Vijay,

                    This is not the case, DHFL panvel branch has shared one cancellation letter but in that letter wordings are not correct.
                    They have mentioned that loan is cancelled as per my request which is not the case as you know.
                    Also i have checked for refund with shared letter by DHFL but they told me using thus letter they will not refund stamp duty thats the reason i am asking for letter with actual reason or remove work as per my request.

I have received two installments of this loan in time and third installment when I complained. For further reimbursement of balance amount your survey team already (before 20days) surveyed my house & submitted the report of your Bareilly office.                         I also want to know that you are not reimbursed my loan installment and only interest of loan deducted from my account every month. What is this? I want to give your full installment but your Bareilly office not deducting full installment due to part reimbursement of Loan. My loan reimbursement is pending only in your end.

                          I had taken home loan from DHFL in 2008 with interest rate 9.5. I have also paid more processing pay amount to get the approval. Later they have changed interest rate with out any intimation, so increased monthly EMI value. Also they asked me to pay 35000 extra to reduce monthly EMI and did paid that amount. In between few EMI were paid late and they increased monthly EMI's again. They asked me to clear all pending EMI's to reduce interest amount to 9.5% but now they are charging more than 13%. As per RBI it should be less than 9 % but not sure why they are not changing now and also not sure how much they collected extra from me.

                          In short have taken 21, 00, 000 for 13 years and supposed to pay 23, 490 per month (as per 9.5 interest rate), but was paying 25500 per month. As of now paid 29, 00, 000 and still they are showing balance amount as more than 13, 00, 000. But ideally it should be 934, 995 with future interest amounts.

                          I visited branch to discuss couple of times and every time telling different amount. Also they were not responding properly and telling that the extra amount might have deposited into others account due to computers problem. I have been asking the complete details of loan but they are not helping on the same. In fact paid extra amount in the beginning to get the loan. Over all am not happy and suffering to repay this house loan from DHFL.

                                Dear sir/madam,

                                As my emi date was 15nth of september, i transferred the same amount in my icici account on 15nth only. But still my emi bounced as per received message from dhfl and icici.

                                Then after i contacted khopoli branch to ask the details, they told me to wait for 4 to 5 days may be ecs will be regenerated. But on 20th of september i received a call from dhfl customer care to pay the same through paynimo link which they sent me on my mobile. I explained them that local branch told me to wait for some days, but customer care executive said that ecs is not going to generate again. They told me to pay by net banking. I paid on same day; screenshot of sms is attached herewith. Again after icici bank messaged to maintain balance on 24th september so the amount of 15118 can be debited as ecs regenerated.

                                Now icici bank messaged me that your ecs has been returned due to insufficient balance. Already i paid ecs return charges to icici bank as well as to dhfl. Due to your miscommunication or whatever it is, am suffering a lot. Kindly waive off all the charges i have paid, as the amount of 14528 was in my account on 15th september 2018 on evening. Also i paid 14528+590= 15118/- through net banking. Then why ecs regenerated?

                                All the bank statements, sms screenshots, voice recordings with dhfl khopoli branch executive and customer care also i have saved.

                                Total charge paid till now with date as follows-

                                1) rs. 413/- deducted by icici bank on 18/09/18. (Ecs return charges of 15th sept.18)
                                2) rs. 15118/- (14528 + 590 ecs return charges) paid to dhfl on 20/09/18.
                                3) rs. 7.24/- deducted by icici bank on 25/09/18. (Ecs return charges).
                                4) rs. 13.99/- deducted by icici bank on 08/10/18. (Ecs return charges of 24th sept.18).
                                5) rs. 0.01/- deducted by icici bank on 11/10/18. (Ecs return charges of 24th sept.18)
                                6) rs. 457.98/- deducted by icici bank on 12/11/18. (Ecs return charges of 24th sept.18)

                                Total rs. 884.98/- deducted by icici bank & rs. 590/- deducted by dhfl.

                                Kindly do the needful as soon as possible to avoid any legal action against you.

                                  My home loan application no is : 01858155 and my loan is already sanctioned. I had received letter of offer cum acceptance from DHFL as well legal team confirmation letter. However yet I had not recieved my loan amount.

                                  I mailed them today asking about the status They are telling that it is been cancelled as the customer was not contactable.

                                  This is not truth as everyday I was in touch with the sales executive from thane branch.

                                  This is highly disappointing & irritating.

                                  After getting the confirmation from DHFL I got property registered too.

                                  I am really not sure what to do?

                                    As my sale agreement was done on 31st august 2018.
                                    Original sale agreement chain agreement and noc submission was done at dhfl thane branch on 20th september 2018.
                                    And it was inform by dhfl loan disbursement will done on 5th october 2018.
                                    Prior to this date my pre emi was deducted from my account rs 6651 on 20 sept and emi of 55000 inr detucted on 12th october 2018. But till loan date disbursements is not done. Without loan disbursement how can dhfl charge emi. They issued my next cheque also for nov.
                                    This is unethical and really frustrating.
                                    Plz stop my emi until i get disbursement for home loan of rs 62 lakhs.

                                        I had applied for a home loan in DHFL Kolkata Theatre Road Branch (Application Number[protected] and on 22/09/2018 an amount of Rs.14, 69, 879/- was also sanctioned and I was scheduled to get registered the flat on 29/10/2018 when i asked them to disburse the amount, and at the end moment the Branch Sales Manager namely Mr. Soumen Dutta informed me that due to liquidity problem DHFL has stopped disbursement of all sanctioned loans with immediate effect, hence they can not disburse me the loan amount at the moment.
                                        I was very much shocked and surprised that DHFL is not able to disburse a mere amount of Rs.14-15 lacs and at the last moment denial of disbursement of sanctioned amount has SHATTERED MY DREAM OF OWN HOME.
                                        I also mailed this incident to DHFL and a query no. QRSAN01715201 is generated for the same which is still unresolved.
                                        I am still in hope to get it and asked my vendor (seller of flat) to wait till 15th November, 2018 and If I do net get the same within 15th November, 2018 my flat will get cancelled.
